What a super view of the Helford River during breakfast or any time of day really!

If you tire of the view, you'll find a Sky box and a DVD player in the living area.

Dual aspect windows make this living and dining area a bright and airy space.

The bed is a 4ft 6 double with space for a travel cot if needed.

Leading off the master bedroom, you'll find an en-suite shower room.

There's a second double bedroom upstairs via the spiral staircase.

The spiral staircase leads from the main floor up to the second bedroom. The steps are quite narrow so may not be suitable for elderly, infirm or very young guests.

The open-plan living, dining and kitchen area has a real feeling of space, light and comfort.

There's an en-suite toilet and basin leading off from the second bedroom.

Great use has been made of the space in the second bedroom including a characterful sloped ceiling with spotlights. There is also a Velux window to the right of the photo.

3 The Boathouse has a large, well-equipped kitchen that includes a washing machine, fridge and freezer and Magimix Nespresso coffee machine.

The onsite swimming pool is open from the beginning of May through to the end of September.

Try the kiosk for paddleboard hire or for your foot ferry tickets across to Helford Village.

Trebah Garden is within walking distance - beautiful sub-tropical trees, plants and shrubs. There's a cafe for lunch and also a gift shop for souvenirs to take home.

The Red Lion in the square at Mawnan Smith for lunches, evening meals and a pint of something Cornish!

Swanpool beach and cafe is a great way to spend the day.

Or there is Gyllynvase Beach in Falmouth for sand, sea, and rock pools.

For a choice of eateries, try Maritime Museum in Falmouth.

A day in Truro is a must! It's our main city and you'll find shops, pubs, restaurants and our beautiful cathedral.

The iconic St MIchael's Mount is forty minutes' away by car. Walk across the causeway at low tide and catch a water ferry when the tide is high.

Falmouth town is great for restaurants, cafes and art galleries.

The Maritme Museum is Falmouth is a great way to spend the day - it's hands-on, and fun for all the family.

St Michael's Mount is a 45 minute drive. Visit the house or just have a wander around the village.

Try Enys Garden, Penryn, for beautiful walks and a delicious lunch at the cafe.

Truro, Cornwall's capital city, is perfect for shopping and restaurants.

You'll have an amazing day out at the Eden Project - about an hour's drive.

Bay View Cottage, or 26 The Crags, is a beautifully presented cottage on the smart Maenporth Estate in west Cornwall, close to the beach and leisure facilities. It sleeps 6 in 3 bedrooms with two bathrooms with a sunny, private terrace and parking. For those wishing to venture out the bustling port of Falmouth is just a few miles away.
